Can I renegotiate a booking request?

As a landlord, there may be times when you need to renegotiate the terms of a booking request. Whether it's adjusting the rent, extending the stay, or addressing other concerns, it’s important to understand your options when it comes to renegotiating a booking request on Spotahome.

1. Understanding the Booking Request Process

When a tenant submits a booking request on Spotahome, as a landlord, you have the opportunity to review the request before deciding whether to accept, reject, or propose a change.

Once the booking request is submitted, Spotahome notifies you, and you can choose to either:

  • Accept the booking request
  • Reject the booking request.
  • Modify the terms of the booking request.

2. Renegotiating the Terms of the Booking Request

While Spotahome doesn’t allow direct back-and-forth negotiation of booking requests through the platform, you do have options to propose changes to the terms of the booking. Here’s how you can manage renegotiation:

  • View the booking request in the Landlord Panel: Inside the booking request in the Landlord Panel, you will see a "Modify conditions" button in the top right corner. 


  • Clic on I would like to modify the booking with [Tenant Name]


  • Here you have two options:

    • If the tenant’s requested dates don’t work for you, you can suggest different move-in or move-out dates. Just insert the new dates and click on "Send new dates".

    • If you want to renegotiate any other conditions (Price, bills etc...), click on "Do you want to modify anything else"? and provide the information on what you want to modify.



When proposing any changes to a booking request, clear communication is key. Make sure to:

  • Provide a reason for the proposed changes (e.g., availability issues, pricing adjustments).
  • Explain your expectations for the new terms, ensuring both parties understand the updated conditions.
  • Be open to feedback from the tenant, as they may also have concerns or suggestions.

3. Finalizing the Renegotiated Terms

Once you have submitted your new terms, our team will communicate them to the tenant as soon as possible. If the tenant agrees with them, we will send you an updated booking request. If everything is aligned, you can finalize the booking and proceed with the next steps.

4. What Happens if the Tenant Doesn’t Agree?

If the tenant is not satisfied with the proposed changes or renegotiation, they have the option to reject the new terms. If this happens, you can still accept the booking with the original terms or look for another tenant who agrees to your conditions.
