How can I change the availability of my properties?

Managing your property’s availability and booking settings is crucial for maximizing visibility and ensuring a smooth rental process. Here's how you can update your availability, synchronize calendars, and set booking parameters for your property on Spotahome.

If you wish to change the availability of your property listing, you can do so directly in the Listings section of the Landlord Panel.

  1. Find the listing you want to edit. The easiest way to do this is using the “Quick Find” search engine at the top of the page and search by address.
  2. Once you have found the listing you want to updateclick on the  button on the right side.
  3. Select the    option to open the Prices module
From here, here's what you can do:

Updating Availability
  1. Add specific dates when your property cannot be rented (e.g., already occupied or needed for personal reasons).
  2. Select the start and end dates using the calendar tool and, optionally, provide a reason for blocking these dates.
  3. The dates blocked manually by you will appear in black, while the occupancies from Spotahome bookings will appear in 

Note: Regular updates improve your listing’s placement in search results. The more recent your update, the higher your listing will appear.

Synchronizing Calendars

To avoid double bookings and manage your property efficiently, synchronize your calendars:

  • Navigate to Synchronize Calendars: In the Availability section, select “Synchronize Calendars.”
  • Integration: Follow the instructions to integrate with your existing calendar system (e.g., Google Calendar, iCal).

Setting Minimum and Maximum Stay

Define how long tenants can stay at your property:

  • Minimum Stay: Enter the minimum number of days a tenant can stay (e.g., 30 days for Milan).
  • Maximum Stay: Optionally, set the maximum number of days a tenant can stay (e.g., 180 days).
