How does the booking process work?

You can proceed with your booking by following these easy steps:

1. Search for your perfect property
Our virtual tours, and detailed home and neighbourhood descriptions will help you make your decision.
Don’t forget to check the landlord policies before you book! 
On the page of the property that you have chosen, just enter your move-in and move-out dates and click on “Request to book”.
Most properties are verified by Spotahome. We show you real photos and videos of each property. We let you see inside drawers and cupboards, and show you every corner of the property. Your property visit is completely online, so you can revisit it as many times as you like. It’s just like being there.
You can also book a property that has not yet been verified. Don't worry! You will enjoy the same guarantees as checked property. You can take a look at our Terms and Conditions in the section 7-MOVE IN POLICY in which you will find our guarantee during the first 24 hours of your check in.

2. Double-check and fill personal information
Please have another read of the landlord/cancellation policies and the payment breakdown. When you have done that, start filling out the form with your personal and contact details.

3. Payment method
Provide us with a valid payment method (Credit/Debit Card or PayPal Account) and proceed with your booking request.
Make sure you have sufficient funds on your Credit/Debit Card or PayPal Account and that there is no amount limit or block preventing the transaction from proceeding.
We don’t charge you straight away for this, we first send a booking request to the landlord.

4. Reserve the property
When you make a booking request, that property is blocked until the landlord responds to your request. The landlord has 24 hours - business day - to check the reservation and the availability. When the landlord accepts your booking, you will be charged for the first full month in advance and our booking fee.

If you are booking accommodation in the United Kingdom, you will be charged for the first week in advance.

If you are booking accommodation in the United Kingdom or Netherlands, there is no fee.

5. Booking Confirmation and next steps
We will send you a booking confirmation and we will put you in contact with the landlord via email, so you can arrange the move-in time, key collection, and transfer any documentation that they requested in their policies.

If the booking request is not confirmed, don't worry! You can try again with another property. The Booking Team will be glad to help you in your search, offer you a personalised attention and more alternatives that may fit your needs.

You can place multiple booking requests in Spotahome, in order to reduce waiting times and get confirmation as soon as possible. Remember, we won't charge you for anything until a landlord accepts your request.
Once one of them is confirmed, the system will automatically cancel the other booking requests.

6. Move in
The home is yours! The landlord will now be your main point of contact, but Spotahome will still be here in case you have any issues.
All you have to do is collect your keys and sign your contract.
The first payment – which you made at the beginning of the booking process – will be transferred to the landlord 48 hours after you move in. P
lease, let us know within the first 24 hours after moving in if there are any structural defects or missing features in the flat. 
Don’t forget, the landlord may ask for extra payments which have been specified on the listing, like security deposit, other fees, bills.
