Which contract types can I select?

At Spotahome, landlords can choose from three contract types to determine how rent is calculated based on tenants' move-in and move-out dates:

1. Daily Contract

  • Calculation: Rent is prorated according to the exact number of days the tenant stays. For full months, the standard monthly rent applies. For the first and last months, tenants pay only for the days they occupy the property, similar to hotel billing.
  • Example: If a tenant moves in on February 10 and moves out on November 20, they pay for the actual days stayed in February and November, and full monthly rent from March through October.

2. Fortnightly Contract

  • Calculation: The month is divided into two halves: the 1st to the 15th, and the 16th to the month's end. Rent is charged per half-month booked.
    • Move-In: If a tenant moves in during the second half (16th–end), they're charged only for that half.
    • Move-Out: If moving out during the second half, the full month's rent is charged.
  • Example: A move-in on January 20 results in rent for the second half of January. Moving out on November 10 means paying for the first half of November.

3. Monthly Contract

  • Calculation: Rent is charged for entire months, regardless of the specific move-in or move-out dates.
  • Example: Moving in on February 10 means paying for all of February. Moving out on November 20 requires payment for all of November.

Regardless of the contract type, the rent displayed on Spotahome corresponds to the first month's full rent. Landlords select the contract type that best fits their preferences and inform tenants accordingly.
