What are Spotahome's cancellation policies for landlords?

If you are a landlord and decide to proceed with the cancellation of a confirmed booking, Spotahome has specific policies in place to ensure fairness for both landlords and tenants. Below is an outline of what happens if you cancel a booking at various stages of the tenancy:

1. Cancellation After Accepting the Booking (Before Move-In)

If you cancel a booking after accepting it but before the tenant has moved in, Spotahome will charge you the Landlord commission that was due from the booking. This ensures that the efforts made to facilitate the booking are compensated, even if the deal is canceled.

2. Cancellation on the Move-In Date or Within 48 Hours of Move-In

If you decide to cancel the booking on the move-in date or within 48 hours after the move-in date, Spotahome will charge you:

  • The Landlord commission due from the booking
  • An additional fee of € / £ 300 (depending on your currency), which will be used to cover the emergency accommodation costs for the tenant.

This policy is in place to protect tenants from being left without accommodation on short notice and to ensure they have the necessary support to find alternative housing.

3. Cancellation After the Tenant Has Moved In (During the Tenancy)

If you cancel the tenancy after the tenant has already moved in and this cancellation happens before the end of the contract, Spotahome will not refund any part of the commission that was paid for the booking. This is because the tenant has already committed to the property, and you are expected to honor the agreement until the contract’s completion.
