Cancellation policies for your listing

1. This article explains how tenant-initiated cancellations of confirmed bookings affect:

  • The Spotahome Reservation Fee

2. Summary of Outcomes When a Tenant Cancels a Booking

Cancellation 60 days or more before move-in
  1. The tenant receives a full refund of the First Payment.
  2. The tenant loses the Reservation Fee.
  3. No payment is transferred to the landlord.
Cancellation between 59 and 30 days before move-in
  1. The tenant loses 50% of the First Payment and the Reservation Fee.
  2. The landlord is entitled to receive 50% of the First Payment.
  3. Spotahome’s commission is deducted only from the compensation amount paid to the landlord, not from the total contract value.
Cancellation 29 days or less before move-in
  1. The tenant loses the full First Payment and the Reservation Fee.
  2. The landlord is entitled to receive the full First Payment.
  3. Spotahome’s commission is deducted only from the compensation amount paid to the landlord, not from the total contract value.

3. How cancellations are handled

All cancellations are processed automatically according to the standard cancellation policy and the number of days remaining before the move-in date.
Please note:
  • The Spotahome Reservation Fee is non-refundable once the booking has been confirmed.
  • Spotahome’s commission is calculated only on the compensation amount paid to the landlord, not on the total contract value.
  • Once a cancellation is completed, the booking dates will automatically become available on your listing again.
