What are the cancellation policies in Spotahome?

24-hour grace period

Once your booking is confirmed, a 24-hour grace period starts.

When does it start?
It starts when your booking appears as Confirmed in your Tenant Panel (and/or when you receive the Spotahome confirmation email).

If you cancel within these 24 hours:

  • First month’s rent: 100% refunded

  • Spotahome fee: not returned once the booking is confirmed

  • This applies regardless of your check-in date.

After the 24-hour grace period

If you cancel more than 24 hours after confirmation, your refund depends on how many days remain until check-in:

60 days or more before check-in

  • First month’s rent: 100% refunded

  • Spotahome fee: not returned once the booking is confirmed

30–59 days before check-in

  • First month’s rent: 50% refunded

  • Spotahome fee: not returned once the booking is confirmed

29 days or less before check-in

  • First month’s rent: no refund

  • Spotahome fee: not returned once the booking is confirmed


Important notes

  • To make sure the correct time and policy are applied, always submit your cancellation through your Tenant Panel.

  • Once a booking is confirmed, the Spotahome fee is never returned, even if you cancel within the 24-hour grace period.
