We guarantee the return of your deposit, even in cases where the landlord fails to do so — as long as you’ve met the conditions of your rental contract made through Spotahome.
This means:
âś… You paid all your rent and utility bills
✅ You didn’t leave the property early or break the contract without proper notice
âś… You returned the property in good condition, with no damages beyond normal wear and tear
âś… You can provide basic documentation showing proper and responsible use of the home
⚠️ Please note: If you extend your rental directly with the landlord outside of Spotahome, that extended period is not covered by our Deposit Protection Guarantee.
If all of the above are met, and the landlord refuses to return your deposit without valid justification, Spotahome will step in and reimburse you directly.

📝 Important: To be eligible for the Deposit Protection Guarantee, tenants must fulfill all the terms of their original contract — including paying bills, not leaving early, and vacating the property on the correct checkout date.
Any changes or extensions must be managed through Spotahome to stay protected.
Your booking is made through Spotahome.
You complete your tenancy, meeting all the agreed conditions.
You request your deposit back, but the landlord fails to pay it without clear justification.
You reach out to our Support Team and share documentation (e.g. photos, check-in/check-out reports, payment receipts).
Once reviewed and approved, Spotahome reimburses your deposit under the terms of our Guarantee.
âť— Contract extensions or renewals done outside of Spotahome are not eligible for deposit protection.
The guarantee does not apply if you break your lease early, leave debts unpaid, or cause significant damage to the property.
The more documentation you keep, the easier it is for us to protect you if a dispute arises.
This guarantee is only available for bookings made through Spotahome, and does not apply to direct contract extensions with the landlord.
Yes — your deposit is safe with Spotahome.
If you meet the terms of your agreement, and the landlord doesn’t return your deposit, we will — as long as your entire stay was booked through Spotahome.
